The One Thing You Must Know on the 4th of July

On this great day, many honor those who have served or are serving their country, and to do my part, I’m writing about an assistance program for the military that is little known or spoken of.

What is it?

The Military Homeowners Assistance Progam (HAP) which aids in avoiding short sale and foreclosure for military members.

What does it do?

If the area that you live in has been hit hard by the real estate market and you will need to move, the HAP program will help you.  Servicemembers and Department of Defense employees who must move and are facing a situation where the amount of money owed on their mortgage is more than  the value of their home, there is relief.

You can as a military servicemember have the program pay a substantial portion of the money that the sale of your house won’t cover.  Most of the money between what was originally paid on the house and what you can get now in this current San Diego real estate market.

Are there specific criteria?

Yes, of course, you can see the HAP FAQs here.  As with any homeowner aid, the property could not have sustained a cash-out refinance, you have to own the home and have a permanent change of station order and therefore required to relocate during the home mortgage crisis.

You also had to purchase your San Diego real estate between July 1, 2006 and be receiving or have received orders for reassignment between February 1, 2006 and Sept 30, 2010.
