Who Really Finds You a Property in San Diego?
Years ago there was the “real estate book:”, it came out every week or two weeks and it had the available homes in it. Agents were the only ones that had those in their possession, so agents were “sought after”. You needed an agent to find out what properties were available and view them.
Now there is the internet. Most agents will set you up with a homesearch tool like this and ask that you choose properties you like.
Does this mean you do all the work?
The persepective is this: 1. It is improbable that someone else can choose the perfect property for you, by doing that, I may disqualify a property that may have been a dream home. 2. In the past, homebuyers would feel that agents would not show them listings with lower commissions.
Let’s look at these points. Oftentimes what sounds good when you start out on a trip ends up being different than what you choose when you’re there. In this case, it may be that you are interested only in condos with views but you see a small detached home with no view in the area that you’ve always dreamed of living in. With online search tools when you’re buying San Diego real estate, you have the liberty of looking at detached and condos. If your agent doesn’t know that there is a chance you’d be interested in a detached home in La Jolla, let’s say, that one home that might have worked perfectly for you slipped by unnoticed.
Point number 2 is about integrity, nothing else. While I would love to tell you that all agents show all homes and submit all offers, in San Diego County alone there are 28,000 agents. The odds of there being one bad egg is high. I recall after the boom that new clients would be leary about whether or not you showed them homes from the no-service brokers who cut commissions. If they were leary, there was probably a reason why.
The short of the matter is: if you like the onine search tools, use them! Most people are excited about buying a home and think that the onine searches are great. lt’s fun to look at the pictures. If not, have your agent send you the properties after they’ve established what you like.

You’re right that’s there’s really no way for an agent to know what someone is looking for and may ultimately consider, and that’s why your online presentation is so important that it makes your home stand out from all the other homes for sale, or no ones going to remember it. The beauty of the web is that it gives potential buyers the freedom to search for homes without an agent, and on their own time. And what’s even better is that when and if the finally do call an agent they’ll already be well informed and ready to look at the homes they want to look at. It makes for an easier and a faster sales process for the agent , and a seemingly faster one for the buyer because they’ll have already done all the legwork that they felt needed ti be done. However the process gets messed up because anything they find onsite about a home realltly tells them nothing of value about the home and there’s no wow factor. Realtors would be so much better off if they provided better content, because right now it’s all pretty bad. Imagine trying to buy a car and the car company only tells you that te car has four wheels, an engine, leather seated windows, a steering wheel and and good breaks just in case the gas pedal sticks. It complicates something that should have been easier.
