San Diego's Real Estate Market Fairs Better Than the National Average
Everyday I get up and read up on the latest real estate news and I have to say that nationally things are not good. What I’m most interested in though is what’s happening here in our local paradise called San Diego. Locally, which to me is most important, there have been several articles documenting San Diego’s signs of real estate recovery and improvement. Market data also shows that San Diego’s housing woes are getting better and that’s very important for overall economic recovery. Real estate is an industry that is tied to almost everything and when people talk about the trickle down effect they should be sure to include real estate.
Just yesterday the Union Tribune published an article stating how San Diego is faring better than the rest of the nation. Other market data that I’ve been seeing also points to our local San Diego real estate market showing signs of recovery. Things such as multiple offers, bidding wars, shorter market times and increase in prices are just some of the things I’m referring to. By no means am I saying that sellers are seeing offers with prices similar to the highs in 05′ or 06′ as an example but they’re at least seeing better prices being offered for their properties. San Diego is a city that with it’s near perfect weather and it’s diversity of things to do will always garner a higher price as far as housing is concerned.
In the end I would just like to say that even though right now is a down time in the national real estate market the data and scenario that ‘s portrayed in most media outlets isn’t always in touch with the local San Diego real estate market a person is looking in. This is why I think it’s important to sit down with new clients, especially those from out of state, and go through their needs and expectations and comepare those things to the market area that they’re interested in and see if it’s a good match. The greatest disservice one can do to a client is give them bad advise and most of all false hope. Sometimes telling someone the truth can be discomforting but a good agent should tell you the good, the bad and the ugly.
