Did this happen? Yup, it sure did!
One of the issues of having a lockbox on your property is not only that accidents may happen, but I cannot stress enough that you should always have your jewelry and valuables locked away when your house is for sale.
Always? Yes, ALWAYS!
San Diego real estate agents have to have a squeaky clean record, there can be no felons in the industry, we can’t get a DUI, no back child support, I believe that there is a limit to misdemeanors and you cannot have been found guilty of Megan’s Law. (Fact is, I don’t belong to any of these categories, thankfully.)
That does not mean that an agent or their clients’ can’t succumb to temptation.
In addition, if there happens to be an accident in which a client spills something on your newly cleaned carpet, (yes, this happened), you may come home to a mess.
What to do?
No need to stress! If you are in San Diego your agent can download the last agent to have used the lockbox and call them. Generally speaking, agents do not want to have too much strife with each other. Yes, we catfight over clients and counteroffers, but at the end of the day, most want to have their listings shown, get the best price for their client, and then close the escrow with the least amount of complications.
If no one offered to come forth immediately, I am sure that a phone call directly to the last agent showing the home would solicit an offer to clean the carpet from the buyer’s.
What if it doesn’t?
That would be a new precedent for me. Most likely your agent would contribute for the inconvenience.
A happy client is priceless and the cost of cleaning a carpet won’t get in the way of your home sale, messy buyers or not!
